Managing diverse real estate across retail, office, manufacturing, and distribution centers.

L.L. Bean is an internationally recognized brand in outdoor clothing and equipment. From its start in 1912 in Freeport, Maine, the company has grown substantially, along with its large and diverse real estate portfolio. L.L. Bean operates out of dozens of retail and outlet stores, office buildings, and manufacturing and distribution centers across the U.S.

Tom Leslie, the HVAC supervisor who oversees all of these sites, faces a challenging job. He is tasked not only with maintaining energy-efficient HVAC operations across multiple building types, but also reliably ensuring a comfortable indoor environment for a variety of occupants — from customers and retail staff to office workers and manufacturing personnel.

The solution

Enterprise-wide building energy management implementation.

Mr. Leslie and L.L. Bean partnered with FMC Technologies to implement Trend Building Energy Management System (BEMS) technology across their expanding facility footprint. The rollout was strategically phased to ensure system consistency, operational performance, and occupant comfort across all building types.

  1. Phase 1
    Data center implementation. FMC deployed Trend BEMS technology at the heart of L.L. Bean's operations — their data center. FMC utilized Trend controllers and third-party building control devices to integrate and centralize HVAC control, establishing the foundation for enterprise-wide deployment.
  2. Phase 2
    Configuration & commissioning. FMC configured the system, developed custom user interface graphics to meet L.L. Bean's unique operational needs, and provided comprehensive commissioning services to ensure optimal performance and occupant comfort across all systems.
  3. Phase 3
    Enterprise-wide rollout to 25 additional locations. From the initial data center success, FMC rolled out Trend BEMS technology to 25 additional L.L. Bean locations. Each deployment prioritized system consistency between sites, operational excellence, and the comfort of building occupants across retail, office, and manufacturing environments.

FMC and Tom Leslie have worked closely for over 15 years to expand, update, and maintain the Trend BEMS infrastructure across the growing portfolio.
