The challenge

An aging EMS that couldn't keep up.

Lincoln Property Company is an international real estate firm with a diverse portfolio of commercial properties. Their building at 400 Crown Colony Drive in Quincy, Massachusetts had served tenants well, but its aging energy management system lacked the modern capabilities needed to optimize operational efficiency and reduce utility costs.

Lincoln Property Company brought FMC in to take a full look at the HVAC and the controls — not just to swap parts, but to find where the actual savings were. The goal was simple: upgrade the EMS without making the building uncomfortable for the tenants who were already there.

The solution

Four high-impact energy-saving measures.

FMC focused on creating a solution that would meet Lincoln's budgetary constraints while delivering maximum energy savings and maintaining exceptional indoor comfort. After several detailed site walk-throughs, our team assessed the existing HVAC mechanical systems and identified four high-impact energy-saving measures:

  • Measure 01

    Condenser water loop optimization

    Installed isolation valves on the condenser water (CNW) loop at every heat pump and added variable speed drives to main condenser water pumps.

    Installed a BACnet-based EMS so the new equipment and the existing equipment could all be seen — and controlled — from one place. No proprietary lock-in.

Delivering a custom utility incentive.

Strategic partnership with National Grid.

FMC's close, collaborative relationships with both National Grid and Lincoln Property Company proved instrumental in making this project financially feasible. Our team worked directly with National Grid to develop a custom utility incentive tailored to the project's scope and savings potential.

National Grid agreed to cover 43.5% of the total project cost through a custom incentive, while also offering a favorable 0% interest on-bill repayment plan for the remaining balance. This innovative financing structure, combined with the substantial annual savings of $83,000, resulted in an exceptionally quick payback period of just 2.7 years.

The takeaway: the utility incentive wasn't paperwork we filled out at the end — it was part of the scoping conversation from day one. That's the difference between a project that pencils out and one that doesn't.
