An office park becoming a life-science campus.
In December 2017, Jumbo Capital acquired the Stony Brook Office Park in Waltham: four interconnected buildings totaling 270,196 square feet. Post-COVID, the company moved away from traditional commercial office space and toward life-science tenants.
Through targeted retrofits, Jumbo Capital secured three pharmaceutical tenants: Alcresta Therapeutics (14,441 sq ft), Cugene (9,460 sq ft), and Olink (35,000 sq ft).
Life-science fit-outs run under strict environmental specifications: outside air intake requirements, controlled exhaust air handling, and building pressurization protocols. Standard office HVAC control does not cover that. Each tenant space would need custom programming.

Plans that needed pushback.
Jumbo Capital brought in FMC Technologies, a partner they had worked with for years. FMC's engineering team read every tenant spec document end to end and flagged anything that would not work as drawn, before construction started.
FMC reviewed the mechanical plans and pushed back where it mattered. Out of that review came a purpose-built alarming system that monitors environmental conditions for each tenant in real time: the right alarms, on the right points, going to the right people.

During commissioning, FMC monitored the tenant spaces around the clock and coordinated directly with PIDC (general contractor) and Accutemp (mechanical contractor), so the job ran on one schedule instead of three.
Today, FMC's remote service team still watches the site 24/7, catching drift before it becomes a ticket and keeping life-science tenants inside their environmental specs.
