The challenge

Unique requirements meet customized solutions.

In December 2017, Jumbo Capital acquired the Stony Brook Office Park in Waltham — a collection of four interconnected buildings totaling 270,196 square feet. Post-COVID, the company strategically pivoted away from traditional commercial office space toward life science tenants, recognizing both market opportunity and operational complexity.

Through targeted retrofits, Jumbo Capital secured three pharmaceutical tenants:

  • Alcresta Therapeutics — 14,441 sq ft
  • Cugene — 9,460 sq ft
  • Olink — 35,000 sq ft

This transition demanded far more than standard energy management. Unlike conventional office HVAC control, life science fit-outs operate under strict environmental specifications: precise outside air intake requirements, controlled exhaust air handling, and rigorous building pressurization protocols. Off-the-shelf solutions would not suffice. Custom programming and deep technical expertise were non-negotiable.

Jumbo Capital turned to FMC Technologies, a partner they had worked with for years. FMC's engineering team read every tenant spec document end-to-end — the kind of read where you flag the things that won't work before the drywall goes up, not after.

Pushback where it mattered

FMC reviewed the mechanical plans and pushed back where it mattered — including designing a purpose-built alarming system that monitors environmental conditions for each tenant in real time. Nothing exotic; just the right alarms, on the right points, going to the right people.

During commissioning, FMC kept an eye on tenant spaces around the clock and coordinated with PIDC (general contractor) and Accutemp (mechanical contractor). No one got surprised, because we weren't running three separate project schedules.

Today, FMC's remote service team still watches the site 24/7 — catching drift before it becomes a ticket and keeping life-science tenants inside their environmental specs.

The custom EMS design gave Stony Brook Office Park something a boilerplate controls package couldn't: a system that actually fit how each life-science tenant runs their space. That meant Jumbo Capital could:

Watching the site around the clock

FMC's continuous remote monitoring system watches building pressurization, air intake, and exhaust dynamics around the clock. When anomalies are detected, FMC's service team investigates immediately, preventing potential issues before they impact tenant operations. This proactive approach has become essential to maintaining the confidence of Jumbo Capital's pharmaceutical partners.

What started as a single custom retrofit has turned into a long-running relationship. FMC and Jumbo Capital still work together on system tuning and expansion, keeping Stony Brook Office Park running the way life-science tenants need it to.
