In December 2017, Jumbo Capital acquired the Stony Brook Office Park in Waltham — a collection of four interconnected buildings totaling 270,196 square feet. Post-COVID, the company strategically pivoted away from traditional commercial office space toward life science tenants, recognizing both market opportunity and operational complexity.
Through targeted retrofits, Jumbo Capital secured three pharmaceutical tenants:
- Alcresta Therapeutics — 14,441 sq ft
- Cugene — 9,460 sq ft
- Olink — 35,000 sq ft
This transition demanded far more than standard energy management. Unlike conventional office HVAC control, life science fit-outs operate under strict environmental specifications: precise outside air intake requirements, controlled exhaust air handling, and rigorous building pressurization protocols. Off-the-shelf solutions would not suffice. Custom programming and deep technical expertise were non-negotiable.
